Selling your property in [Area 1,2,3]

It’s our job to ensure that your property gets the marketing exposure and price it deserves.

We understand that this is both a financial and emotional experience; after all your home is where you’ve spent your time, where you’ve entertained friends and maybe where you’ve raised a family. We take all of this into account when we’re marketing your property – your home is so much more than bricks and mortar.

How will we promote your property?

  1. To start with we’ll take the time to understand what makes your property unique and what prospective buyers will love about it. By getting to know the details we can speak to the buyers heart & mind.
  2. Marketing materials. With [Company Name] we produce high impact marketing brochures and sale boards to get across all the important features of your property. We ensure it includes fabulous photography and is written in a way that will inspire a buyer.
  3. Over 80% of property searches start online. With [Company Name] our website is mobile responsive and optimised for online search. Your property will be beautifully presented on our website and, in addition, we advertise with the main property portals.

Preparing your home for sale

When you have decided that you want to sell your property it’s important that you chose an agent you can work with. At [Company Name] we know that every property is, in some way, unique and we’ll find every possible angle to present these features to prospective buyers.

A key feature of selling a property is agreeing a price. We’d suggest hat you invite a couple of agents to value your property, but would caution against going for the one that values your property at the highest price or offers to sell at the lowest fee. Over-inflating the value of your home can impede the sale and a low cost agent may not provide the best level of service.

When you have decided upon your agent it’s important that your property is in the best possible condition. Take the time to fix those outstanding DIY jobs and give your home a good de-clutter; buyers find it difficult to visualise living in a home when it is packed full of personal items. Take a good look at your property from outside; don’t underestimate the importance of ‘kerb appeal’ in finding the creating that all important first impression.

By law, you will need to commission an EPC (energy performance certificate) for your property.  We can help you organise this, as we can’t market your property without one. In advance of any prospective offers and to avoid any unnecessary delays, make sure you have instructed a solicitor and that all your paperwork (for selling) is in order.

When you’re ready to let buyers in, pack off the dog, avoid strong cooking smells and place a few bunches of flowers to brighten things up.
